Sporting trend in housing complexes
In a country like ours, people are just obsessed with two things; one is property and the other is sports. So, a house with your favourite sport facilities in the background is the latest on offer from some of the foresighted Developers.
What do you look for in your dream home? Is the choice of a particular Developer or location the main criteria? Well, for a plethora of the young India population, a residential complex with fitness provisions will attract them most. The young India is a health conscious crowd believing in the benefits of daily workouts and physical activities. And sport being a curriculum in schools and a compulsory activity, the need of parents to enrol their kids in sport schools and institutions has encouraged the Developers to provide them with their choice of sport right next to their residential complexes where the children can freely build their sport strength without having to be dependent on their parents to take them to a sport school. And to further facilitate consumers of all age groups- the young and the old, Developers have come out with elaborate sport complexes offering them a choice of sport activities which they can actively indulge in without having to travel outside the complex.
“With rapid expansion of cities taking a toll on travel time, accessing quality sports facilities either for practice or for leisure is becoming difficult. Even in a cricket crazy nation like ours, if accessibility is an issue, time spent on sports is relegated. The biggest draw for integrated townships is the availability of these additional facilities within the township giving ease of access and also enhances the lifestyle quotient as well,” says Kalyan Jayaprakash, CEO, Inno GeoCity.
Sport city of Yester Years
The concept of a sport city was first introduced in the country three decades ago, in the form of ‘Games Village’ developed around the large-scale sports event, the Asian Games, and more recently, to host the 2010 Commonwealth Games. The Games Village is created primarily to focus on dwellings and sports facilities for the participating athletes, and post the event, the dwellings are either converted into government quarters or sold by the developers usually to upmarket clients.
Games Villages soon paved the way for the next generation sports related real estate where innovative ideas are being incorporated into by the Developers to offer state-of-the-art sports facilities in sport centric residential townships.
The 2,500-acre Jaypee Sport City around an international racing circuit and world-class stadiums, has pioneered the concept of large sports cities in India. People have realised the potential of Sports in Real Estate. So, new businesses and developers are incorporating sports theme and facilities in their new projects. These projects are planned with a purpose of promoting sports by providing world-class training facilities not only to professionals but to amateurs as well.
Sport licensing in residential projects has, therefore, gained momentum, aimed at providing the residents access to a range of sports facilities to create dynamic and vibrant communities. With International sport icons like Steve Waugh, Mahesh Bhupati, Mary Kom, MS Dhoni and others coming in the picture, the entire deal seems to be lucrative for the Developers. These special sport theme projects have given birth to new associations and tie ups between sports facilities or service providers and real estate.
Top sport personalities linked to a housing society give it an extra edge over other housing societies in the market. And to
keep customers satisfied, the builders are targeting all kinds of games, from the most popular cricket to lifestyle games such as billiards. Thus we see a lot of residential developments with all kinds of sports academies such as Boxing, Cricket, Tennis, Formula One, Golf, football, etc.
High-end real estate developers like Lodha, IndiaBulls and such others are trying to give their HNI customers taste of Golf by developing Golf courses within their project premises. And in contrast to the developers in the western and southern part of the country, developers from the north like Amarapali, Alpha G:Corp and Supertech are targeting games like boxing, cricket, tennis and the likes to fulfil the sporting need of their valued customers.
Manoj Dwivedi, CMD of Shri Infratech says that people are health conscious these days and they look for gym and sports facilities in the project they are buying.
“Availability of a school and sporting facilities within the project gives the extra edge to sell as it cuts down the time spent on travel and gives quality lifestyle and peace of mind,” believes Jayaprakash of Inno Group.
Despite a lack of evidence that sports facilities generate tangible positive beneﬁts, developers continue to promote sport related projects in order to tap the wide base of young customers.
